Option 1

Paid per Transaction 

• $350 – SELLER Transaction

• $350 – BUYER Transaction

• $650 – Double Transaction (Agent representing both sides)

• $150 - Review files for compliance only (reviewing files to make sure everything is filled out correctly and submitting files to the compliance department). This option is included in the SELLER/BUYER Transaction Coordination listed above.

Method of Payment

*** Payment for the above services are due and payable at the time of closing. A copy of the invoice will be sent to the Title Company doing the closing and the payment will be deducted from the Agent's commission. The Title Company will send a check to CTC Transaction Coordinators, LLC after closing is completed.

*** Agent agrees to pay $50 each time submitting a new transaction (non-refundable). The remaining balance will be due and payable at the time of closing. If the listing is canceled/expired or the contract terminates, the remaining balance of the transaction fee will be waived. If the same client goes under contract again, the $50 will be applied toward the next transaction.


Services Provided

The Transaction Coordinator (TC) will monitor each stage of Agent’s transaction from the signed listing agreement (or contract) to the closing table. The scope of activities of the TC are expressly limited to those of a transaction coordinator, and are not intended to supplant, replace, or otherwise augment the duties of the Agent. TC agrees to perform the following tasks on every transaction, or as agreed upon with Agent:

•  Send introduction email to client and maintain communication throughout the transaction

•  Send introduction email to Cooperating Agents, Lender, Title Companies, etc.

•  Carbon Copy Agent on all communication - or as directed

•  Review the contract for completeness and pursue the necessary parties for outstanding initials, signatures and dates

•  Set up Showing Service - as needed

•  Manage transaction in CTM eContracts on behalf of Agent

•  Prepare forms/documents as directed by Agent

•  Manage CTM eCalendar to ensure all deadlines are met

•  Ensure that all paperwork is submitted to the appropriate brokerage

•  Upload documents into Agent’s compliance management platform (i.e. Skyslope)

•  Order Title, Inspection, Home Warranty, etc. - as needed.

•  Send executed contracts and required documents to Lender and Title Companies

•  Confirm Earnest Money deposit and obtain receipt

•  Ensure HOA and Due Diligence Docs are received/submitted

•  Provide clients with vendor referrals - if needed

•  Schedule Home Inspection from preferred vendors - if requested

•  Notify Sellers of any scheduled repair work or contractor visits

•  Ensure inspection repairs are completed

•  Confirm that Appraisal has been ordered and follow up with Lender

•  Remind Buyer to get Homeowner’s Insurance

•  Remind clients to connect or disconnect all necessary utilities

•  Follow up with Title Company, Lender, and Cooperating Agent(s) - as needed

•  Coordinate final walk-through

•  Schedule closing

Post-Closing

•  Upload required documents into Agent’s compliance management platform

*** Buyer transaction checklist includes 86 items and Seller transaction checklist includes 90 items for TC to complete (too many to list here)


Agent Agrees to Perform the Following

The Agent must complete his or her obligations in the transaction and, as outlined below, must perform the following:

•  Allow access to Agent’s CTM eContracts and transaction management system

•  Negotiate any and all Offers, Counter Offers, Listing Agreements, Addenda, Inspection Objections, Inspection Resolutions, and Agreements to Amend/Extend Contract

•  Explain/describe the contracts to Buyer and/or Seller

•  Alert the TC regarding any amendments that occur during the transaction

•  Handle the Buyer’s Earnest Money deposit

•  Review with Buyer/Seller the final Settlement Statement prior to Closing

•  Alert the TC in the event of a cancellation of listing or sale
